She needs to sign a “Quit Claim Deed”. You will file this with the registrar of deeds in your county. She will be off the title. That is it. It will not get her off the mortgage. You will have to refinance for that.
In order to remove her name from the deed she would need to execute a quit claim deed transferring the property into your name only.

Currently we are seprated. I claimed the house since my name on the application when I got approved for the house Mortgage and her name is on the on the title. What I need to do to take her name off with her permission. Please Advice. Thanks
